What Are the Next Steps After You Write to Us?

  1. We talk through the house

We read what you sent, the town, the land and the house you are picturing, then call or email to set up a first meeting. If you are torn between two lots, bring both listings, because Joe, who holds a Maine real estate license, will weigh them with you as building sites.
  2. We walk the land with you

No price is written until we have walked the property with you and read the ground: ledge, wet spots, slope, the run of the driveway and where power comes from. When the lot needs test pits and a septic design, we line up the site evaluator.
  3. Full plans, then a fixed price

The design stage takes four to six weeks and ends in a full set of drawings, and the fixed price is figured from them. Maine law then requires a signed, written contract for any job above $3,000, and it limits what you pay at signing to one third.
